I don't think you'll be able to extend Dazzler, you might encroach on the boundary setback. Not sure if its 900 or 1800mm setback on that boundary and you have to stay 6m from the front boundary. I kinda sorta maybe might've been the estimator/contract manager for that build and part of the existing additions, it started life as a 2 bed 1 bath cottage.

Anstey homes built it, they're still around as far as I know in Byron bay, Mike Matthewson is/was the draftsman and general dude to get the DA's done guy. He'll be able to tell you if you can or can't.

A mate of mine was chief hammer swinger and supervisor for the builds, he is just across town, has his own building company now, highly recommended tradesman. Matt Pedlow, Pedlow building 0402 363 378. Yes I would recommend Matt over the other mob to do any extension if it is even possible.....but I don't think it will...unless you go up?.

Hi Roo and thanks heaps for the advice.

I got a copy of the plans and I can get two bedrooms on the right side looking from the front.  JUST!

Will give Matt a ring.  I saw the costings on the extension.  Not cheap.

Daz, What are your expectations of cost vs value added? Generally there is a very wide gap in the cost: benefit ratio. The figures you've seen already should show that quite clearly.

LB not only insists on each kid having their own room but now that 2 of 3 have moved out of home they still have to have their own room for when they visit!!!

Having said that no. 2 son is likely to run out of money in 6 months and move back home again, one of those yoyo kids.

Yep

Everythihg was FINE until JP decided to come with us.  Though he is a great young adult so all good and mum is happy happy happy.

We had planned on the 4yo in her own room, the 7 and 12 in the other and mum and I in the master.

Now its gunna be JP in his room with a study desk, 7 and 12 in the other one and the 4 yo on a day bed in the family room off ours.

I agree with the sharing thing.  Our kids only ever sleep in their rooms the rest of the time they are in the family, study or outside.
