The ****ing renters next door are having another ****ing party... Our entire house has been vibrating since 4pm, weed smoke blowing into our windows, and the assholes have a bloody mini golf in the back yard and a DJ....

Bloody over it, nearly every single ****ing weekend since they moved in, and the agent won't evict them

Hey DrewXT,

A letter or email to council followed up with a phone call. Makes sure you ask for the persons name and position so you can follow it up and let them know you intend to.
Then get the exact details of noise times etc from council and keep good records of when they are making noise.
Once you've established what time in the morning you can blare Scottish bagpipe music, DO IT.
Every morning you can to let them get the message.
I'd also get several quotes for your roof repairs and send them to the owner asking him which one he would prefer to pay.
Then get started on your local community facebook page and the real estate agents page to let everyone know the imbecile agent who is doing nothing.
Once their reputation is at stake, they will act.
Lost sale, lost revenue, lost reputation.
Just don't slander them or make any claims, just state facts. Give times and dates you contacted them and their replies. They can then do nothing about it.

At the end of the day, the cops are too busy, the owners just want their rent money and the agents want the path of least resistance. So make the agents life hell and then they'll act.

Best of luck mate, it must suck.

$1.48 or $1.49 for 95 here - and for the $1.49 one they'll fill it for you as it's driveway service :-). The $1.48 one has brand new tanks and pumps for all their fuel as well.

Try and get the agent onto your side, if they are going to evict them, you need to work with them.
Being a good property manager is a thankless, Shit job a lot of the time.

If you can get them onside, you just might be able to get them to attend YOUR property, and hear the noise for themselves.

Its not their job but.

As long as they are within the terms and conditions of their lease, the agent can't do anything.

If they break those terms, they will get a notice to remedy.

Shitbagging them on facebook is like pissing your own pants, it feel nice and warm for a bit, but not for too long.

Come across this many times over the last couple of  years with 'Roadies' renting while the Pacific Motorway is being built.
Parties, fights, cops attending, property damaged, the residents around these properties helpless to do anything and frieghten to use their own front and back yards.
Realestates can't do anything unless the terms of the lease are broken, cops can't do anything unless caught in the act of a crime, neighbours can't do Shit.
Owner of property collects a bucket load of cash, I get a Shit load of work fixing the damage.
Hmmm,
I do feel for people in this situation, I've had ny share ofscum living in the rental next door as well as some owners of tbe past 24 years.
It would drive you to the nut house.

Drew   has   to   go   to   the   correct   people,   but   its   not   the   agent.

You may as well blame me, same thing... I can't evict them either.
They have a written contract, a lease and the tenant has to be in breach before the agent can act.

Oh fuk it, i'm done on it, I feel for your problem Drew, just get the correct advice in the matter.

I'm over spending time quoting to never hear back from people looking for the cheapest price. Sure tbere are alot of tradies that din't return calls, followup,
I don't call it a quote now, it is an estimate, why? Cause something always changes(customer changes their mind, materail prices increase, unforseen damage, eg white ant, dry rot).
I now charge for a estimate, It costs to visit the site, ring suppliers, organise other tradies.
I love doing what I do, solving problems, seeing the look on peoples faces when I exceed they expectations, but I am not a charity.

Some may think I am up myself, but my time is worth reward.
I am asked to give a quote often on work that is less then $100, WTF?
That doesn't even cover my time to look at it.
Seariously, some people do not know what it costs to turn up on their door step.
Bloody facebook buy swap sell groups, people asking for tradies to quote on Shit, I hate it when people tag me, some times I am grateful, 90% it is someone wanting the cheapest bloody price, hey what happen to quality?
I also deal with the poor workmanship, there are some dodgy bastards out there.

Really mate well i am on the other side of the fence i am sick of ringing tradies and trying to do the nice thing by giving a detailed description of the work to be done even sending photos links to similar work and material lists. All i am asking for is not a detailed quote just a "estimate" as you put it of cost that i wont hold your to and do you know what the standard response is
"Ill have to come around and give you a quote see you in 6 weeks"

So Boo hoo you had to get in your car and actually drum up some work even though i did most of the heavy lifting for you..... My heart bleeds

Best tradie I ever got a quote from. Rang up "no job too small" plasterer.
 I have an exposed beam a X b X c, I want covered.
About $80 but I'll have to see it, I can swing past on the way home.
Couple of hours later he turns up, yep $80
When can you do it?
Now I've got the gear in the ute.
Biggest drama was having to go to the ATM to get cash.
But I have been stuffed around more than a few times by tradies that either never show up, or who quote and I give them the job and never see them again.

We went down it on Monday. Very smooth and less curvy and no suburbia at all. Good to see that the B-Doubles still sit side by side on the "Up" route so, some things don't change.

Sorry mate i bit harsh on the re read... im just having a really crap time with tradies this month. Unfortunately i live withing driving distance of Sydney so they are all down there doing construction work and unless you have a job worth 20k plus you just cant get them around

For small jobs like that, it is incredible what an offer of a few slabs will get done. You could have a couple of hours work for a few blokes, normally billed at $700 but offer them 3x $50 cartons and they jump on it. Never underestimate the power of the beer economy.

Tried failed.  if it isnt a massive estate of townhouses/units/sardine cans, around here they arent interested

20k where we live is no where near the mark to get attention. We had a quote for a deck out the back, which came in at 35k. We accepted. Took many phone calls, and finally a threat to allocate elsewhere unless we saw some action. One of the handrails (200x50 on its flat) had a warp in it which is pulling the floorboard up in sympathy. The contractor finally came to ‘have a look’ at it. His assessment ‘They either shouldn’t have used it, or should have mounted it the other way up thereby pushing the floorboard down’. That assessment took place in May this year. Nothing has been done, and haven’t heard from him.👿
We've waited 45 years to do this. Now our life will be complete!!

Went up that way & came down the old road.

It's 30 years since I drove up there so a bit hard to compare but seemed OK. I did most of it at ~90, dropping to 75 on a couple of steep bits.

Half way up the speed limit drops from 100 to 90 for some unknown reason?

Exits aren't signposted very well - first exit (which is the one you want if you want to go into the City!) is only marked as "Crows Nest / Warwick". Second exit is "Mort St / Toowoomba", but that takes you right up to the extreme northern end of town with a 30 minute trip (through 5000 of those bloody red lights >:() back to get to where you actually want to be.

Using the first exit would bring you in to more or less meet the old road & cut 30 minutes off your travel time. The road is supposed to be there for truckies though & I guess it works OK for them ???

Didn't see a heavy on the way down the old road (actually not much traffic on it at all ???)
